How it Works

INITIAL FREE CONSULTATION, QUOTE AND SKETCH SCHEMES (IF APPLICABLE)-

First step- get in touch! We’re happy to discuss your project over the phone and to make a free site visit. This allows me to see your site and understand it in more detail, allows us to discuss the possibilities and how the process works in more detail. If you would like some basic sketch schemes to see what you might be able to achieve prior to making any commitment, then we’re more than happy to do this free of charge. We can also provide you with a fixed, written quote for Planning and Building Regulations, so you know exactly what costs are involved.

DRAFT DESIGNS

Once we have agreed the basics, Alexandra Cork Home Designs get started working your ideas into a practical, affordable, design. We will come back to you as many times as required and make as many alterations and tweaks as you would like, until we have a finished design, you’re happy with.

PRE-PLANNING / PERMITTED DEVELOPMENT INVESTIGATIONS

Sometimes it is prudent to seek Pre-Planning advice from your Local Authority, this is a formal route for asking their opinion on a potential project. If your scheme is in a particularly sensitive situation, it can be vital to gain useful opinions from the Planning Department, prior to seeking full planning consent.
Some projects may fall under Permitted Development, meaning they do not require formal planning consent or come within the new Neighbour Consultation Scheme: we can discuss whether your proposed project could benefit from these.

PLANNING APPLICATION

Once we have finalised the design, we put together the planning application, producing all the required drawings, and a Design and Access Statement, if it is required. We fill out all the forms and submit them, ensure your application is registered as quickly as possible, then chase your application throughout the application process, negotiating with the planner, if required. Any alterations or additional drawings, which are sometimes requested, are included in your original fees.

BUILDING REGULATIONS APPLICATION.

After you receive planning consent, most projects require Building Control consent. We can produce the required drawings and statements, working with structural engineers and other professionals (as and when required), submitting the application, and ensuring you receive Building Control plan permission.
